Lectro's tip

Snap a photo of your open panel and its label before you call. It tells us the brand and size before we ever leave the shop!

Home electrical projects we handle in Ann Arbor

Most calls from Ann Arbor homeowners fit one of the rows below. Each links to a local page with the full details.

Project

What it usually involves

Breaker panel replacement in Ann Arbor

Swapping a fuse box or a full panel for one with open spaces

Ann Arbor 200 amp service upgrades

A bigger meter base, mast and main for heat pumps, chargers or an addition

Recessed and pendant lighting in Ann Arbor

Can lights, island pendants, fans and exterior fixtures

Garage EV charger wiring in Ann Arbor

A dedicated 240-volt circuit from the panel to the garage

Ann Arbor electrical repair visits

Tripping breakers, dead outlets, flickering lights and warm devices

Small items fit into the same visit: a GFCI outlet by the sink, a new switch at the back door, or a hardwired smoke alarm. Write them all down before we come so one trip covers the whole list.

Kitchens, basements and additions

Remodels drive a large share of our residential work. A new kitchen often wants separate circuits for the range, dishwasher, disposal, microwave and island outlets. That can fill a panel that seemed roomy last year.

Township subdivisions

Many houses in Pittsfield and Scio townships have full basements waiting to be finished. A basement plan usually covers recessed lights, outlets on every wall, a bath fan and sometimes a subpanel. We plan the load for the whole project at once, so the last room has circuits to spare.

Call while the walls are open

An outlet or a network cable costs the least to add at framing, before insulation and drywall go up. Bring us in when the studs are bare and we can pull every wire in one pass.

Heat pumps and induction ranges

More homeowners are swapping gas appliances for electric ones. A heat pump or an induction range each needs a large 240-volt circuit. Before you buy, we check whether your panel and service can carry the new load alongside everything else.

Rental houses and homes split into apartments

Ann Arbor has a large stock of rental houses, many of them close to the University of Michigan campus. The city runs a rental housing inspection program, and an inspection report can list electrical items to correct. Send us the report before the visit, and we will look at each item, explain it and quote the repairs.

Houses converted to apartments may carry more than one meter and more than one panel. Tell us how the building is laid out when you call. Work goes faster between leases, when every room is empty and open.

Older houses near downtown and the Old West Side

The Old West Side has been on the National Register since 1972, and city ordinances protect its look. Interior wiring is usually up to you, but anything visible from the street can face extra review. Ask the city before you change an exterior fixture or move a meter.

Plaster walls and old circuits

Many older houses still have plaster and lath walls. Fishing new wire through plaster takes more care than drywall, and we plan the path to leave as few patches as possible. Two-prong outlets do not always mean a full rewire. Some circuits can get ground-fault protection or a new ground run, and our testing shows which ones need it.

How an Ann Arbor home visit works

  1. Call or send the form. Give the address, city or township, and your list of projects.

  2. Walk-through. We look at the panel, the rooms involved and the path for new wire.

  3. Written estimate. A detailed price in advance, with no hidden charges.

  4. Permit. City addresses file through the STREAM system with Build, Rent, Inspect. Pittsfield and Scio townships run their own offices.

  5. Work and inspection. Floors are covered, work areas are contained, and we clean up before we leave.

Permit rules change, so confirm current requirements for your address. We file the permit and meet the inspector as part of the job.

What sets the price, and how to get a quote

The size of the list moves the price most. After that come panel space, wall type, the distance from the panel and any permit fees. Financing is available for larger projects.

If you also want backup power, our Ann Arbor generator installation page covers standby units, which often share a panel visit with home wiring. For how residential jobs work across our whole service area, read the residential electrical services overview. When you are ready, use the Ann Arbor quote request form or our main contact page.

Frequently Asked Questions

  • Usually, yes. We fish wire through existing cavities and from the basement or attic where we can. Plaster takes more care than drywall, and small patches are sometimes needed. We show you the plan before we start.

  • Yes. Send the city inspection report if you have one, and describe how many units, meters and panels the building has. We explain each item and quote the repairs before any work starts.

  • Each township runs its own permit office, separate from the City of Ann Arbor. We file with the right office for your parcel. Confirm current requirements for your address before work begins.
